Renovating a heritage home

Older homes need extra care. Alterations to buildings older than 60 years usually need a heritage permit as well as municipal plan approval. We have taken heritage buildings through both, and we design changes that keep the character of the original home while making it work for modern living.

Home renovation questions

Do I need building plans to renovate my house in Johannesburg?

Usually, if the work changes the structure, adds space or changes how the building is used: in South Africa that work needs plans approved by the municipality before it starts. Purely cosmetic work, such as new finishes and paint, generally does not. Form Add Function checks this during design and handles the plans and submission when they are needed.

Can you renovate a heritage home?

Yes. Form Add Function renovated House van Zyl, a heritage railway house in Greenside, and converted a heritage Cape Dutch house in Highlands North into offices, including the heritage and council approvals.

How much does a home renovation in Johannesburg cost?

It depends on the size of the space, the finishes and how much building work is involved. After we have seen your space and agreed the brief, Form Add Function gives you a detailed, transparent cost breakdown and time frame before any work starts.

Do you work outside Johannesburg?

Yes. We work across Gauteng, including Ekurhuleni towns such as Benoni and Springs, and take on projects elsewhere in South Africa.
